The Landlord is responsible to keep the unit habitable and in a good state of repair for a tenant before and after the tenant occupies the unit. Once occupied, it is the tenant’s responsibility to maintain and keep the unit clean and undamaged. The tenant is responsible for repairing or paying for any damages to the unit caused by either them or their guests. I will defend either party with respect to repair or maintenance issues.

The tenant has the right to their privacy, having a heated unit to live in during the winter months and being cool during the summer months, sanitary plumbing and running water, appliances in good working order, enjoying the company of guests over, having a pet, and the normal necessities of life. I will assist a tenant so that they will be able to enjoy these comforts.

Non-Payment of Rent is one of the main issues for terminating a tenancy. This is one of the most difficult and challenging issues facing landlords. Most LTB cases deal with Non-Payment and late payment of rent. A tenant who is constantly late in paying their rent or a tenant who does not pay their rent can be given a Notice to Terminate a Tenancy. A specific date is given in the order so that the tenant can pay the entire amount by the deadline. I will assist the landlord in attempting to collect rental arrears.

This is the last stage of procedure in Landlord and Tenant issues. An Eviction order from the Board specifies a date when the tenant has to vacate the rental unit. If the tenant does not vacate then a Sherriff enforces the eviction order which forces the tenant to leave the unit. I will act on behalf of the landlord with respect to enforcing an eviction order against the tenant as well as any follow-up procedures included in any law suits on the way Small Claims Court.
